Brian Malboeuf at Academy Mortgage Corporation
Call him at (336) 254-2561 or Email Brian today.
I am one of Greensboro's top mortgage consultants, providing personalized mortgage advice for over 11 years now. Since 2009, I have been in the President’s Circle at Academy Mortgage Corporation, which is awarded to those exceeding $15,000,000 in annual production. I joined Academy Mortgage Corporation in early 2007 and have built a thriving mortgage business based on strong client and referral relationships.
I grew up in upstate New York in a town called Fairport. I left New York in 1999 to attend the Bryan School of Business at The University of North Carolina at Greensboro. After receiving my degree, I decided to make North Carolina my home. I married my wife, Monica, in 2004, and we stay busy raising our 2 boys, Carter and Cameron. I currently hold my license to originate loans in North Carolina, South Carolina, Virginia, Tennessee, and Georgia.
I knew right away that the mortgage business was going to be my career path. The fast pace and ever-changing environment has always appealed to me. Having the ability to help people with the biggest financial decision that most will ever make is something that I do not take lightly. In structuring a mortgage, I will be sure to put the client’s needs first. I will look at a variety of different scenarios to ensure that I provide the best advice possible.

In the thirty years since I started in the mortgage loan business, many things have changed; yet, some things have remained exactly the same for me. Namely, I see my job as helping borrowers achieve their goal of home ownership. Sometimes this means advising clients of products they did not know existed, surprising them by showing they can afford more home than they imagined, and at times counseling them that this is not the time for them to buy.
Whatever makes the most sense for the borrower has always been, and continues to be, my sole priority. It is with pride that I can say I never lead a borrower into a loan for which they are ill-suited. There are many handwritten notes I have received from clients thanking me for my guidance. These mean more to me than the plaques that hang on my wall for production or committee membership.
I handle transactions from start to finish. Some think I am a bit fanatical about this, but that is ok. I take my business, and that of my borrowers, seriously and personally. A client can be assured that their file is in my hands, and that I consider “no surprises” to be an ultimate successful outcome.
When a borrower is at the closing table and thinks, “This was so much easier than I expected”, I know I’ve done my job.
My years of experience, backed by the dedicated staff of Highlands Residential Mortgage, mean borrowers can continue to be pleasantly surprised at how smooth a well-run transaction can be.
That goal, for me, has never changed.

Step 2: Get Pre-Qualified.
In order to narrow your home search, we need to find out exactly how much home you can afford. Speak to a lender to get a pre-qualification or "conditional approval" letter prior to searching for homes.
MICHELLE'S TIP: If we find a home you love and it's a multiple offer situation, a pre-qualification letter can increase your chances that the seller will select your offer, and it can help your offer stand out from others.
Step 3: Select A Real Estate Agent You TRUST.
This is a no-brainer...Select MICHELLE PORTER, of course! Click here to Meet Michelle.
Step 4: Apply For A Loan.
It's a good idea to go ahead and start the loan process PRIOR to looking at houses.
You'll need to provide some information and documents to your lender. Click here to see a Mortgage Application Checklist.
Step 5: Find A House & Get It Under Contract.
Talk to your lender about "locking" in your rate. You'll also want to go over these Mortgage Do's & Don'ts, helpful guidelines to follow when purchasing a home.
Step 6: Get Your Homeowners Insurance Finalized.
MICHELLE'S TIP: Contact the same carrier that you use for your auto insurance, because sometimes you can get a better rate with home and auto insurance "bundled" together.
Step 7: Your Loan Is "Clear to Close".
The lender receives the final loan approval, and a preliminary closing/settlement statement is created for your review. We will review the Closing Disclosure ("CD") with you, and you'll find out how much money you'll need to bring to closing, if any.
MICHELLE'S TIP: If you need to bring money to closing, it must be in the form of "certified funds", made out to the closing attorney. The attorney will transfer the funds to the seller.
Step 8: Closing Happens!
Closing usually happens at a real estate attorney's office that YOU will select (click here to see our recommendations). At closing, you will sign a lot of mortgage loan documents. Then, the attorney will confirm loan funding and will disperse the money to various parties, including the seller. You'll leave with the keys to your new home!
MICHELLE'S TIP: Don't forget that you will need to bring a valid driver's license with you to closing!
